The Property Manager is responsible for overseeing the daily operations of assigned properties to ensure compliance with relevant policies, regulatory requirements, and investor guidelines. This role includes maintaining the physical and financial integrity of the property, fostering a safe and secure living environment, and addressing operational challenges with minimal supervision.

Key Responsibilities:

Leasing & Tenant Relations

  • Market and lease units, maintain waiting lists, and ensure eligibility compliance.
  • Facilitate move-in and move-out processes, administer lease agreements, and manage evictions.
  • Respond to tenant inquiries and maintain positive resident relations.

Rent Collection

  • Collect and record rental payments, issue rent increases, and manage accounts with delinquencies.
  • Prepare and serve legal notices in consultation with supervisors when required.

Property Maintenance

  • Ensure proper upkeep, repairs, and security of the property.
  • Oversee preventive maintenance, routine inspections, and vendor relationships.
  • Maintain clean, pest-free, and safe conditions across the property.

Administration & Reporting

  • Supervise on-site staff, enforce lease agreements, and manage office operations.
  • Prepare and monitor budgets, handle financial transactions, and generate reports.
  • Ensure timely documentation and compliance with regulatory requirements.

Additional Duties

  • Respond to emergencies, address tenant concerns, and foster community connections.
  • Perform other tasks as needed to ensure smooth property operations.

Qualifications

  • Minimum of three years of property management experience, preferably in subsidized or tax-credit housing.
  • Strong administrative, organizational, and interpersonal skills.
  • Proficiency in property management software (such as YARDI), Microsoft Office, and basic bookkeeping.
  • Certifications such as Certified Tax Credit Specialist or COS are preferred (or must be obtained within six months).
