We are looking for a multi-site Property Manager superstar to join our growing property management team. You will lead a team managing six apartment buildings (190 units) with the opportunity for increased responsibility and an expanded role within the company. You must be willing to travel to the different sites. We are looking for team members who act like an owner. We are looking for someone hungry to win and ready to roll up their sleeves and get to work.

Responsibilities:

  • Manage a team of maintenance and leasing agents
  • Collecting rent and other property fees from tenants
  • Meeting vendors on site to provide access and information
  • Paying property expenses, including utilities, maintenance costs and supplies
  • Reporting the property’s performance, financial status, occupancy and expiring leases to property owners
  • Generating budgets, lease expiration schedules, and other admin tasks
  • Inspecting properties and arranging for repairs and new materials as required
  • Arranging contracts for maintenance, trash removal, landscaping, security and other ongoing services and managing disputes with these service providers where appropriate
  • Investigating and resolving property complaints and rental violations
  • Posting notices and demands
  • Managing renewals
  • Working with lawyers to process evictions
  • Working with various rental subsidy programs to collect rent
  • Walking the property to ensure tidiness and general condition
  • Completing professional education classes as requested
  • Manage the unit turn process to reduce vacancy loss
  • Ensure all interior and exterior common areas are clean, the grounds are maintained, and all repairs and maintenance are completed
  • Coordinate maintenance, inspections and vendor services as needed
  • Working Hours: 9am - 5pm
  • On-call as needed
  • Other tasks as needed

Qualifications

  • 5 years of property management experience
  • Effective communication and customer service skills
  • Computer literate, including Microsoft Office Suite and internet navigation skills
  • General office, bookkeeping and sales skills and excellent oral and written communication skills
  • AppFolio experience (preferred but not required)
  • Ability to problem solve independently
  • Demonstrated ability to meet deadlines
  • Knowledge of and experience working with a diverse population
  • The ability to walk stairs, climb ladders, and operate common cleaning tools
  • Ability to follow instructions accurately and work with minimal supervision
  • Ability to organize time efficiently, prioritize and perform tasks independently
  • Experience with providing lease violations and evicting tenants
  • Fair Housing experience
  • Multi-site experience
